Work with Amy
Real estate services in Southlake, Colleyville, and Keller.
I am Amy Spock, a Realtor with SERHANT. I help buyers and sellers of luxury homes in Southlake, Colleyville, and Keller, and I help families moving from out of state find the right neighborhood first, then the right house. I also work with clients in Grapevine, Trophy Club, Westlake, Dallas, and across the Dallas-Fort Worth metro.
You work with me directly. I am a solo agent, and I take on a select number of clients at a time so each one has my full attention from the first conversation through closing. Behind me is a trusted network of lenders, inspectors, title partners, stagers, and a transaction coordinator, so every detail is handled and you always know what comes next. I understand discretion and privacy.

01 · Selling
Home selling services in Southlake, Colleyville, and Keller.
Selling a fine home well starts before it goes live. Some homes need a weekend of work and some need a season. I have a system for each phase, from the first walkthrough to the closing table, and I protect your equity as if it were my own.

Pricing strategy and home valuation.
If you are deciding whether to sell, or when, the first question is what your home is worth today. I walk the home, study recent sales in your neighborhood, and show you exactly how yours compares. You get a recommended price and the reasoning behind it, and we decide in advance what we will do if the market disagrees. About seven in ten of my listings have sold without a single price reduction, because the price was right from the start.
Preparing your home for market.
Before we list, I walk through the home with you and identify what to repair, what to refresh, and what to leave alone. If you are weighing a kitchen or bath renovation, I will tell you whether it is likely to pay for itself. I coordinate repairs and touch-ups through my vendor network and arrange a consultation with a professional stager. If your home is already vacant, I can manage the details on your behalf: staging where it makes a difference, repairs and cleaning, checking in on the home between showings, and handling access for inspections and contractors so you do not need to be in town.
She walked through the house pointing out things we needed to fix, clean, change, or add in order to improve the sell of our home… we were able to sell our home in 4 1/2 days and considerably over our asking price.

The Two-Week Launch.
Every home I list goes through The Two-Week Launch, my own system for presenting a home at its finest and placing it in front of the right buyers in the two weeks that matter most. Serhant Studios videography and professional photography. Professional print. A launch sequence across my own social media channels and the SERHANT. brand, which puts your home in front of a wider audience of buyers, including those relocating from other states.
Amy has a fantastic photographer and videographer. The presentation of my house was unbelievably beautiful… Six days later we received our first offer. It was exactly what we asked for.

Offers, and contract to closing.
I read offers for what they are really saying: the financing behind the number, the appraisal risk, the timeline, the contingencies that can unwind a deal in week three. Then I tell you which one I would take, and why. The contract is signed, but the negotiating is not over. Inspections, repair requests, the appraisal, and the terms that let you move on your own schedule, such as a leaseback, are a key stretch, and as a Certified Negotiation Expert I stay in it with you. You will never have to guess what happens next.
Selling to move up, downsize, or relocate.
Many of my sellers are moving up to a larger home, downsizing from a family home, or relocating out of state for work. If your next home is in North Texas, I handle both sides. If it is in another state, I connect you with a trusted agent from my referral network and coordinate timing with them so the sale and the move line up.
02 · Buying
Home buying services.
Finding the home is my job, not yours. Sometimes it is on the market. Sometimes it is not yet, and we get creative. And sometimes you find it first, on a Sunday drive or a late-night scroll, and that is fine too; my job then is to tell you whether it is as good as it looks.

Luxury home buying and off-market search.
The right home is not always listed. Beyond the active market, I work my network of agents, homeowners, and local connections to surface homes before they are listed. Not every one is the right fit, but it widens what you can consider, and it is work most buyers never see.
When we find a home worth pursuing, I help you evaluate it carefully: the price relative to recent sales, the condition, the lot, and what it will cost to own. Then I negotiate on your behalf and keep you informed at every step, whether you are in the room or two time zones away.
New construction representation.
If you are comparing builders or communities, I represent you from the first visit through the final walkthrough. I review contracts, negotiate with the builder, communicate on your behalf, and walk the finished home with you to catch the details before closing.
Building a home can be overwhelming, and doing it from out of state adds an entirely different level of stress and uncertainty. Amy made the process so much easier… She was even there during my walkthrough, blue tape in hand, helping me catch the little things!

Moving up or downsizing.
Whether you need more room or less, I help you weigh which areas and home styles fit the next chapter, and I coordinate the purchase with the sale of your current home when you need both. See The Lined Up Method.
03 · Relocating
Relocating to Southlake, Colleyville, and Keller.
When you are moving from another state, the house matters less than where it sits. The neighborhood shapes your commute, your schools, and your weekends. My relocation process starts there, and many of my clients have come from California, Colorado, Illinois, New York, and Florida.
- Neighborhood comparison guides. I send detailed guides that match neighborhoods to how you live, with commute times, restaurants and activities, and school ratings and programs.
- Local education before you arrive. My videos and social media content show you the area as it really is, including what people ask most: schools, weather, and property taxes.
- Home previews and virtual tours. Before you book a flight, I preview homes for you and walk you through them by video.
- An exploration trip. One or two days on the ground, planned tightly. We see the areas on your short list and the homes lined up in advance, along with the drive to the office at rush hour, the grocery store, and the school pickup line.
- Buying remotely when needed. If timing requires it, I help you buy before you move, with virtual tours and a clear plan for every step.
We were out of state buyers… She was always available, even late at night, even when we decided to come up last minute to DFW to look at a house that just popped up… would recommend Amy to anyone, especially anyone relocating.

04 · Buying and selling at the same time
The Lined Up Method: move once, on your timeline.
Buying your next home while selling your current one is the most common source of stress I see. The Lined Up Method takes that stress out of it. Before you make a move, I lay out every option and help you choose the sequence that fits your finances and your timeline.

- Buy with a sale contingency
- Buy first with bridge financing or a HELOC
- Sell first with a leaseback
- Sell first with temporary housing
- Coordinate with a trusted agent in another state
Which one fits depends on your equity, your lender, and your timeline, and that is the first thing we work out. Then I keep both sides moving, with steady communication so you always know where things stand.
A recent example.
Clients buying in Keller and selling in Dallas used a HELOC to make a non-contingent offer on their next home. They closed on the purchase first and waited for the school year to end before moving. Then we listed the Dallas home, and it sold within a few days.
Another family sold their home in Arkansas and bought in McKinney, using a sale contingency, an agent I trust in Arkansas, and a leaseback on both ends. See how we lined up both closings.

Questions I hear most
Frequently asked questions.
How do you decide on a list price for my home?
I walk the home, study recent sales of comparable homes in your neighborhood, and show you how yours compares on size, condition, updates, and lot. You see the comps and the reasoning, not just a number. Pricing it right at the start is the best protection against price reductions later.
Should I renovate my kitchen or bath before I sell?
Sometimes, but less often than people expect. The answer depends on your home, your neighborhood, and what buyers at your price point are comparing it to. I walk the home with you and tell you where your money is likely to come back, and where it will not.
Should I stage my home?
In most cases, yes, and the right amount varies from a few adjustments to a full install. I arrange a consultation with a professional stager and we decide together what the home needs.
My home is already vacant. How is that handled?
I manage it for you: staging where it makes a difference, repairs and cleaning through my vendor network, regular check-ins on the home, and access for inspections and contractors, so you do not need to be in town.
Should I sell first or buy first?
It depends on your finances, your timeline, and the market for each home. There are five ways to sequence a move, and choosing the right one is the heart of The Lined Up Method.
Can I stay in my home after it sells?
Often, yes. A leaseback lets you remain in the home for an agreed period after closing. It is negotiated as part of the contract, so it is best to plan for it before you accept an offer.
How do you find homes that are not on the market yet?
Through my network of agents, homeowners, and local connections, and some legwork most buyers never see. Not every opportunity is the right fit, but it widens what you can consider.
Can I buy a home without seeing it in person?
Yes. I preview homes for you, tour them with you by live video, and guide you through inspections and closing remotely. Many clients still prefer to visit before they commit, and I plan that trip with you.
How do Carroll ISD, Grapevine-Colleyville ISD, and Keller ISD differ?
Each has a different culture and a different footprint, and the right fit depends on your family. I describe how they feel, point you to each district’s published information, and confirm zoning on any home you are serious about. My relocation guide compares them side by side.
What should I know about weather, storms, and homeowners insurance here?
North Texas has hot summers and a spring storm season that can bring hail. It shapes how I advise you on inspections and insurance, and there is a right moment in the process for each.
Begin with a conversation.
Twenty minutes. No pitch. You tell me what you are trying to do, I tell you what I would want to know in your position, and you leave knowing whether I am the right fit, and if I am not, who is. Nothing is signed on a first call.
Prefer to write, or want the neighborhood comparison guide? Send me a note and I will come back to you with a next step, usually the same day.
