Southlake, Texas

As good as its reputation.

Southlake is the name people know before they know anything else about Dallas–Fort Worth, and for once the reputation is earned. Town Square gives it a real center. Carroll ISD gives it a single identity. And fifteen minutes to DFW Airport gives it a reason to cost what it costs.

The short version

Southlake in three lines.

01

Pace

Polished and high standard. Streets are immaculate, homes are showroom-ready, and the community calendar is full year-round.

02

Homes

Estates and master-planned neighborhoods, mostly custom, on lots that range from a third of an acre to well over one.

03

The trade-off

It comes at a premium, and almost no one regrets paying it. If you prefer a quieter pace or a lower profile, it can feel intense.

Fit

Is Southlake right for you?

It tends to fit if you

want a walkable town center with restaurants, retail, and events at your door; care about academics and athletics in equal measure; and enjoy a community that takes civic pride seriously and shows up for it.

Look next door if you

want more lot for the money, a slower rhythm, or a place where nobody is watching the calendar. Colleyville and Keller are each fifteen minutes away and each solves one of those.

Neighborhoods

Neighborhoods worth knowing.

Four of the names that come up on nearly every Southlake shortlist. Ranges are typical, not promises, and the best homes in each move quickly.

Estes Park

Master-planned, with 2.5 miles of jogging trails through fifteen acres of green space and a private lake. Olde World and traditional designs, generally 4,000 to 6,500 square feet, with some smaller and larger. Many homes have garages built for collectors. Walnut Grove and Johnson Elementary feeders.

Typical range: $1.5M to $3.5M

Timarron

Seventeen neighborhoods spread across Southlake and Colleyville around Timarron Country Club’s eighteen holes. Custom homes on expansive lots, quiet streets, and fifteen minutes to the airport. Rockenbaugh and Dawson feeders.

Typical range: $1M to $1.5M

Coventry Manor

Gated, tranquil, and close to everything. Residences from 4,000 to 7,000 square feet on tree-lined streets with walking trails and landscaping that residents point to first. Walnut Grove and Durham feeders.

Typical range: $1.8M to $3M

Carillon

A 285-acre community of waterfront homes, villas, and estates with European-inspired architecture. Carillon Parc, the mixed-use development beside it, is adding a synchronized fountain, shopping, restaurants, a hotel, and 79 new homes. Johnson feeder.

Typical range: $1.2M to $3M

Schools

The part people get wrong.

A Southlake address does not automatically mean Carroll ISD. Carroll serves most of the city, but pockets fall into Keller ISD (west of Davis and Randol Mill), Grapevine-Colleyville ISD, and Northwest ISD depending on the street. Verify the district on the specific address, every time, using the district’s own boundary tool rather than a real estate site. I do this on every home my clients tour.

One change worth knowing

In December 2025 the Carroll ISD board voted to close Durham Intermediate beginning with the 2027–28 school year. Elementary campuses will run K–5 and the district moves to two middle schools for grades 6 through 8. If you are buying with a rising fourth or fifth grader, the feeder pattern you see today is not the one they will graduate through.

One town, one team

Carroll ISD has a single high school path, so every campus feeds the same place. Friday nights at Dragon Stadium are the whole town in one spot.

Private options

The Clariden School (PK–12, IB World School on a 23-acre campus), Fusion Academy Southlake (grades 4–12, one student to one teacher), and The Novus Academy (learning differences), with a wider set of parochial, classical, and college-prep schools within a 20 to 30 minute drive.

Getting around

Fifteen minutes to the airport.

DFW Airport is fifteen minutes away, which is why so many frequent travelers land here. Grapevine Lake is next door for boating and hiking. Traffic builds at peak hours the way it does in any growing suburb, and the city keeps working on it.

Amy’s Southlake

The short list.

A Saturday: a walk through the neighborhood, brunch at Mesero, then off to show homes. Coffee: 33 Peaks, tiramisu latte. Date night: dinner at Stella’s, then an espresso martini at Jane or wine and bruschetta at Postino. With the dogs: Bob Jones Nature Center. Something different: Chicken N Pickle.

Questions people ask

Southlake, answered.

Is Southlake a good place to live?

Yes, and it is one of the few places whose reputation matches the experience. You get a real town center, a single-identity school district, and fifteen minutes to DFW Airport. The trade-off is price and pace: it costs a premium and the community runs at full speed year-round.

How far is Southlake from DFW Airport?

About fifteen minutes door to door, which is why frequent travelers and relocating executives shortlist it early.

What school district is Southlake in?

Mostly Carroll ISD, but not entirely. Streets west of Davis and Randol Mill are Keller ISD, and small pockets fall into Grapevine-Colleyville ISD and Northwest ISD. Verify the specific address with the district’s own boundary tool before you write an offer.

Southlake or Colleyville, which is right for me?

If you want a walkable center and the highest-profile version of everything, Southlake. If you want bigger lots, older trees, and a quieter evening, Colleyville, usually for less money. They are fifteen minutes apart, so most of my clients see both before they decide.
