Colleyville, Texas

Quiet luxury, without the performance.

Colleyville is the town people discover after they have toured the usual suspects and realize what they want is calmer, more established, and easier day to day. Bigger lots, older trees, ten to fifteen minutes to DFW Airport, and a pace that ends the evening at home rather than out.

A Colleyville estate on a large treed lot

Moving to Colleyville from out of state? Start with how it compares to Southlake and Keller: read my relocation guide.

The short version

Colleyville in three lines.

01

Pace

Refined and understated. Nobody here is keeping score, and that is the point.

02

Homes

Custom builds on generous lots, mature landscaping that took decades to grow, and classic architecture that reads timeless rather than trendy. Established rather than new.

03

The trade-off

There is no dense, walk-everywhere town center. If you want a scene, you will drive to one; Southlake and Grapevine are minutes away. If you want a porch, this is the porch.

Fit

Is Colleyville right for you?

It tends to fit if you

want privacy and space more than buzz; want strong schools in a balanced environment; travel often and value the airport; and want more house and lot for the money than Southlake without giving up the location.

Look next door if you

need a town square at your front door, or want the highest-profile version of everything. That is Southlake, fifteen minutes east.

Neighborhoods

Neighborhoods worth knowing.

The names that come up most on relocation shortlists, plus the estate pockets I build custom lists for. Ranges are typical, not promises.

Mill Creek

Established, with mature trees, homes with real character, and a neighborhood feel newer developments cannot replicate. The most accessible entry point in town for buyers who want the location first.

Typical range: $350K to $600K

Remington Park

The balance of price, space, and location that relocating buyers keep landing on. Well-maintained homes on a neighborhood scale, for people who want roots, not just a roof.

Typical range: $550K to $900K

Ross Downs

Mature, character-rich, and tight-knit. Inventory is limited, so when a good one comes up it does not wait.

Typical range: Around $700K

Broughton of Colleyville

The relocation sweet spot. Tucked away and private, yet close to major roads, dining, and the airport. Can push higher with updates and lot size.

Typical range: $600K to $950K and up

Estate and one-acre pockets

Colleyville has several luxury enclaves with custom builds, larger lots, and real privacy. For these I build a curated list around lot size, school zoning, commute, and club proximity, because the good ones rarely sit on a portal for long.

Typical range: Varies, up to $8M

Timarron (Colleyville side)

Part of the seventeen-neighborhood Timarron community that straddles the Southlake line, around the country club’s eighteen holes. Custom homes, quiet streets, and a short drive to the airport.

Typical range: $1M to $1.5M

Schools

Grapevine-Colleyville ISD, and how it compares.

Colleyville is primarily served by Grapevine-Colleyville ISD, known for strong academics with a supportive, balanced culture: extensive AP coursework, dual credit through Colleyville Heritage, an Early College pathway, and comprehensive special services. Far north Colleyville falls into Carroll ISD, so, as always, verify the address.

Carroll or GCISD?

Both are excellent, and the difference is culture more than quality. Carroll is high-intensity by design, with a national reputation and a famous football program. GCISD is rigorous without being cutthroat, and the families who choose it usually say the same thing: challenged, but with room to breathe. There is no wrong answer here, only a better fit.

Getting around

Close to everything, without the traffic.

Ten to fifteen minutes to DFW Airport, positioned to reach Dallas or Fort Worth efficiently, and you come home to quiet streets. It is the sleeper advantage that frequent travelers notice first.

Things to do

Local, and enough.

McPherson Park and its trail system, Colleyville Nature Center’s 26 acres of trails and ponds, the weekly Farmers Market, Fourth of July at City Park, summer concerts and movie nights, and Holiday in the Park each winter. Colleyville Centre puts H-E-B, Whole Foods, and Trader Joe’s within minutes. Local tables: Stone House Restaurant, Loveria Caffè, NAPA Thai, and Townhouse Brunch, all along Colleyville Boulevard.

The heads-up: the best homes here move quickly, especially the ones with the lot size, updates, and school zoning people want most. Getting ahead of inventory is most of the job, and it is the part I do.

Is Colleyville a good place to live?

What school district is Colleyville in?

Primarily Grapevine-Colleyville ISD. Far north Colleyville falls into Carroll ISD. Verify the specific address with the district boundary tool before you write an offer.
