I am Amy Spock, a Realtor with SERHANT. Most of my business is listings, and most of my sellers own homes where the price, the presentation, and the first two weeks on market decide almost everything. I treat all three as decisions, not defaults.

Pricing with strategy, not emotion.
A home that is priced right from the start sells faster and for more than one that tests the market and corrects later. That is not a theory; it is the pattern in my own listings, and it is why about seven in ten of them have sold without a single price reduction.
I walk the home, study what has sold around it, and show you exactly how yours compares. You see the reasoning, not just a number, and we decide in advance what we will do if the market disagrees. The number itself is a conversation, and it starts with a walkthrough.

How I sell
The Two-Week Launch.
Every home I list goes through The Two-Week Launch, my own system for presenting a home at its finest and placing it in front of the right buyers in the two weeks that matter most. Four phases, each with a plan written for your home.
1. Price.
A recommended price with the reasoning behind it, and an agreed plan for what happens if the market pushes back.
2. Prepare.
A room-by-room walkthrough of what to repair, what to refresh, and what to leave alone, including an honest answer on whether a kitchen or bath update will pay for itself. I coordinate the work through my vendor network and bring in a professional stager where it makes a difference. If the home is already vacant, I manage it for you so you do not need to be in town.
3. Launch.
Serhant Studios photography and videography, professional print, and a launch sequence across my own channels and the SERHANT. brand, which puts your home in front of buyers well beyond Dallas-Fort Worth, including those relocating from other states.

4. Negotiate and close.
I read offers for what they are really saying, tell you which one I would take and why, and stay in the negotiation through inspections, the appraisal, and the terms that let you move on your own schedule. As a Certified Negotiation Expert, this is the part of the job I enjoy most. You will never have to guess what happens next.

How do you decide on a list price for my home?
I walk the home, study recent sales of comparable homes in your neighborhood, and show you how yours compares on size, condition, updates, and lot. You see the comps and the reasoning, not just a number. Where that number lands for your home is the first thing we work out together.
Should I renovate my kitchen or bath before I sell?
Sometimes, but less often than people expect. The answer depends on your home, your neighborhood, and what buyers at your price point are comparing it to. I walk the home with you and tell you where your money is likely to come back, and where it will not.
Should I stage my home?
In most cases, yes, and the right amount varies from a few adjustments to a full install. I arrange a consultation with a professional stager and we decide together what the home needs.
My home is already vacant. How is that handled?
I manage it for you: staging where it makes a difference, repairs and cleaning through my vendor network, regular check-ins on the home, and access for inspections and contractors, so you do not need to be in town.
When is the best time to sell in Southlake, Colleyville, or Keller?
It depends on your home, your neighborhood, and your own timeline more than the calendar. There are good reasons to list in every season, and I will tell you what the current market means for yours.
What does it cost to sell a home here?
Title, closing, prorated taxes, any HOA transfer fees, and broker compensation, which is negotiable. I walk you through a net sheet for your home before we list so there are no surprises at the closing table. I wrote a plain-language overview here.
