Grapevine, Texas
A real downtown, a lake, and the airport next door.
Grapevine is the town with a Main Street people actually use. A historic downtown with restaurants, a food hall, a train depot, and a festival calendar that fills most weekends; Lake Grapevine on one side; DFW Airport about ten minutes away on the other. It draws buyers who want a walkable center and a lived-in feel more than a brand-new master plan.

Social and local. Main Street on a Friday night, the farmers market on Saturday, a wine festival that has been running for four decades, and a Christmas season the whole region drives in for.

Mostly established neighborhoods from the 1970s through the 1990s on comfortable lots, newer infill near downtown, and acreage along Dove Road and near the lake. More attainable than Southlake or Colleyville next door.

The trade-off
Lots run smaller and homes run older than in the towns to the west. If you want a new build on an acre, Grapevine is not where you will find it; if you want to walk to dinner, it is.

Is Grapevine right for you?
It tends to fit if you
want a walkable downtown and a calendar of things to do; travel often and want the airport minutes away; want strong schools in Grapevine-Colleyville ISD without the Southlake price; or like the idea of a lake five minutes from the house.
Look next door if you
want larger lots and newer custom homes. Colleyville sits directly south with the same school district and more land; Southlake is fifteen minutes east.

Western Oaks
Established homes from the late 1980s and 1990s with real range in size, and some lots approaching an acre. One of the broadest price bands in town.
Typical range: $500K to $1.5M
Glade Landing
Late-1980s homes on a neighborhood scale, close to Colleyville and the airport. A steady, settled street feel.
Typical range: Around $650K
Stone Bridge Oaks
Built in the 2000s and 2010s near the lake, so newer layouts than most of Grapevine without leaving the city limits.
Typical range: $475K to $750K
Silver Lake Estates
A master-planned community with pools and trails on the north side. A frequent first stop for buyers who want amenities built in.
Dove Road and the lake corridor
Custom homes on an acre or more, some with lake views. Limited inventory, and it does not sit on the market long.
Typical range: Generally over $700K
Original Town and the historic district
Early-1900s cottages beside thoughtful new infill, a few blocks from Main Street. The most walkable address in Northeast Tarrant County, and the range varies widely with the house.
Schools
Grapevine-Colleyville ISD, by address.
Grapevine is served by Grapevine-Colleyville ISD. Most Grapevine addresses feed Grapevine High School; some on the south and west sides feed Colleyville Heritage. The district also offers a Collegiate Academy early-college program. Attendance zones are drawn by street, so verify any specific address with the district before you write an offer.
A note on enrollment changes.
GCISD has been consolidating campuses as enrollment has shifted, with two elementary schools, including one in Grapevine, closing after the 2025 to 2026 school year. I keep current on the boundaries so you do not have to.
Getting around
Ten minutes to the airport, and a train if you want it.
DFW Airport is roughly ten minutes away, downtown Dallas and downtown Fort Worth each about thirty in typical traffic. TEXRail runs from Grapevine Main Station to DFW Terminal B and on to downtown Fort Worth, which very few DFW suburbs can say.
Things to do
Main Street, and the Christmas Capital of Texas.
Historic Main Street and Harvest Hall, GrapeFest in September and Main Street Fest in May, the Grapevine Vintage Railroad, Nash Farm, Meadowmere and Oak Grove parks on the lake, and Grapevine Mills. Then there is the holiday season. Grapevine holds the Texas Legislature’s designation as the Christmas Capital of Texas, and it earns it with more than forty days of events: millions of lights along Main Street, the Parade of Lights, the North Pole Express on the vintage train, the Lone Star Christmas at the Gaylord Texan, carolers in period dress, and a downtown that looks like the set of a holiday movie from Thanksgiving through New Year. For a lot of newcomers, one December on Main Street is what turns a house in Grapevine into a hometown.
The heads-up: Grapevine’s best homes near downtown and the lake sell quickly, and the price difference from one side of town to the other is larger than newcomers expect. Knowing which pocket fits you before you tour is most of the work.

Is Grapevine a good place to live?
Yes, especially if what you want is a real downtown and a lake within minutes. The trade-off is older housing stock and smaller lots than Colleyville or Southlake, which sit right next door.
Which high school will my kids attend?
Most Grapevine addresses feed Grapevine High School in Grapevine-Colleyville ISD, while some feed Colleyville Heritage. Zones are drawn by street, so I confirm the specific address with the district.
How close is Grapevine to DFW Airport?
About ten minutes by car, and TEXRail runs from Grapevine Main Station directly to Terminal B. The southeast side of town is closest to the runways, so I check flight paths on any home you are serious about.

The Texas Legislature gave Grapevine the title, and the city has built a season around it: more than forty days of events from Thanksgiving to New Year, with millions of lights on Main Street, the Parade of Lights, the North Pole Express, and the Gaylord Texan’s Lone Star Christmas. It is one of the most visited holiday destinations in the state, and residents get it as a neighborhood tradition rather than a trip.
