Westlake, Texas

Acreage, gates, and the quietest address in the corridor.

Westlake is a town of about seventeen hundred residents, a handful of gated estate communities, a few corporate campuses, and a school the town runs itself. There is almost no retail, which is exactly how the people who live here want it. It draws executives relocating with Schwab, Fidelity, or Deloitte, and buyers across the metro who want land and privacy fifteen minutes from the airport.

Westlake is small enough that the communities are the town. Sales are few, so I do not quote ranges by community here; most homes in Westlake trade between $3M and $10M and up.

Vaquero

About three hundred homes behind a guarded gate, around a Tom Fazio golf course, on lots from half an acre to more than three.

Glenwyck Farms

More than a hundred acres of homesites of roughly an acre each, with a private trail system and a park at its center.

Granada

Eighty-four homesites on generous half-acre-plus lots on the west side of town, with newer construction throughout.

Quail Hollow

Ninety-six gated homesites on 188 acres, every one of them over an acre.

Terra Bella

A smaller enclave beside a private nature preserve, zoned to Carroll ISD.

Entrada

A mixed-use village on Highway 114 with villas, townhomes, and planned condominiums, still being built out.

Schools

Westlake Academy, plus three districts by address.

Westlake has an option most towns do not. Westlake Academy is a tuition-free, town-operated K through 12 charter school running the International Baccalaureate program, and Westlake residents have enrollment priority. Separately, every address is zoned to one of three districts, Carroll, Keller, or Northwest ISD, depending on where in town it sits.

Any Westlake resident may also apply to attend Carroll ISD regardless of zoning, with annual reapplication and without district transportation. Between the Academy, the zoned district, and Carroll, families here have more school paths than almost anywhere in the metro. I walk you through which applies to a specific home.

Getting around

Fifteen minutes to DFW.

DFW Airport is roughly fifteen to twenty minutes away, downtown Fort Worth about thirty to thirty-five, and downtown Dallas thirty-five to forty in typical traffic. Highway 114 runs through town, which is why the corporate campuses are here.

Things to do

Quiet by design.

The Solana campus and its hotel dining, the Vaquero Club for members, the private trails and park inside Glenwyck Farms, and the slow build-out of Entrada. For everything else, Southlake Town Square and Bob Jones Nature Center are minutes away, and Roanoke and Trophy Club are just up 114.

The heads-up: Westlake trades a few homes a year, so the search is about patience and relationships more than browsing listings. Many of the best opportunities here are known before they are public.

Can my children attend Westlake Academy?

Westlake residents have enrollment priority at the Academy, a tuition-free International Baccalaureate charter school operated by the town. Non-residents enter a lottery.

Which school district is Westlake in?

It depends on the address: parts of town are zoned to Carroll ISD, parts to Keller ISD, and parts to Northwest ISD. Any Westlake resident may also apply to attend Carroll ISD under its open enrollment policy.

Is there shopping or dining in Westlake?

Very little by design. The Solana campus has hotel dining and Entrada has its first retailers; most residents use Southlake, Roanoke, Trophy Club, and Keller a few minutes away.

What does a home in Westlake cost?

Most homes trade between $3M and $10M and up, and only a handful sell in a given year. Inventory, not budget, is usually the constraint.
