The city’s neighborhoods, from the Park Cities to Lakewood and beyond.
Dallas is not one market. It is a set of distinct neighborhoods, each with its own architecture, its own school picture, and its own price logic, often a few minutes apart. Buyers come to the city for proximity to downtown and Love Field, for the private-school corridor, and for the kind of walkability the northern suburbs do not offer. I work across the city, and this page is how I explain its neighborhoods to someone arriving from out of state.

Pace
Urban, with pockets that feel like small towns. Dinner is a short drive or a walk, and the cultural calendar is the metro’s deepest.

Homes
Everything from 1920s estates and Tudor cottages to new contemporaries on estate lots and high-rise condominiums. Age, lot, and school zone drive price more than square footage does.

The trade-off
Taxes and school decisions are more complex than in a single-district suburb, and the right answer changes block by block. Local knowledge matters more here than anywhere else I work.
Fit
Is Dallas right for you?
It tends to fit if you
want to be close to downtown, Love Field, or the Medical District; are drawn to historic architecture or to a true urban condominium; have private schools in the plan or want Highland Park ISD; and would rather have character and walkability than a new build on an acre.
Look next door if you
want a new master-planned community, a single school district for the whole town, and more house for the money. That is the northern suburbs, thirty minutes away.

Highland Park
An independent town inside the city, with 1920s and 1930s estates, mature canopy, Highland Park Village, and its own school district. The most established luxury address in Dallas.
Typical range: $2.5M to $5M and up
University Park
Beside SMU, sharing Highland Park ISD, with a steady stream of traditional and transitional new construction on classic lots. The more attainable way into Highland Park ISD.
Typical range: $1.5M to $3M and up
Preston Hollow
Estate lots of half an acre to two acres or more, from 1950s ranches to new contemporaries, and the heart of the private-school corridor.
Typical range: $1.5M to $4M and up
Lakewood
Tudor, Spanish, and Craftsman homes from the 1920s through the 1950s, conservation districts, and White Rock Lake at the end of the street.
Typical range: $1M to $2.5M
Bluffview and Devonshire
Hilly, creek-lined lots near Love Field, where 1940s cottages sit beside large new builds.
Typical range: $1M to $3M and up
Lake Highlands
1960s to 1980s homes with newer infill, trail access to White Rock Lake, and Richardson ISD rather than Dallas ISD, which surprises most newcomers.
Typical range: $500K to $900K
Uptown
Condominiums, townhomes, and high-rises on the Katy Trail, a walk from the Arts District and Klyde Warren Park.
Typical range: $400K to $1.5M and up
North Dallas
The Preston Road and Hillcrest corridor north of LBJ: 1970s to 1990s traditional homes on quarter- to half-acre lots, with a wide range depending on the block.
Schools
Two districts, a magnet system, and the private-school corridor.
Highland Park ISD serves University Park, most of Highland Park, and a small pocket of Dallas north of Greenbrier and west of Preston, with a single high school. Dallas ISD serves most of the rest of the city, including Preston Hollow, Lakewood, Bluffview, and Uptown, and runs more than thirty selective-admission magnet programs open district-wide, including Booker T. Washington for the arts and the Townview magnets. Lake Highlands is Richardson ISD. The private schools many relocating families ask about cluster in Preston Hollow and North Dallas.
Why this matters for price.
In Dallas the school line is a price line. Two similar homes a few blocks apart can differ by hundreds of thousands of dollars because of it. I map the zoning for any home you are considering before we talk numbers.
Getting around
Ten minutes to downtown from most of it.
The Park Cities, Uptown, and Lakewood are about ten minutes from downtown Dallas and ten to fifteen from Love Field; Preston Hollow and Lake Highlands add five to ten. DFW Airport is twenty-five to thirty minutes from the central neighborhoods, downtown Fort Worth forty-five to fifty-five.

White Rock Lake and the Dallas Arboretum, the Katy Trail, Klyde Warren Park and the Arts District, Highland Park Village and NorthPark Center, the Lakewood shopping district, the SMU campus, and the private clubs of the Park Cities and Preston Hollow.
The heads-up: Dallas rewards buyers who know exactly which blocks they want. A broad search across the city produces noise; a narrow one, built around school zone, commute, and architecture, produces the house.

Is Highland Park ISD only for the Park Cities?
Mostly. It serves University Park, most of Highland Park, and one small pocket of Dallas north of Greenbrier and west of Preston. I confirm the boundary for any specific address.
Do Dallas ISD magnet schools have attendance zones?
No. They are application-based, selective-admission schools open to students across the district, which changes the calculus for some families.
Is Lake Highlands in Dallas ISD?
No. Despite the Dallas address, Lake Highlands is served by Richardson ISD, including Lake Highlands High School.
What is the difference between Highland Park and University Park?
They share Highland Park ISD and sit side by side. Highland Park skews toward larger historic estates on bigger lots and carries the higher price tag. University Park, beside SMU, has smaller lots and more new construction, and is generally the more affordable of the two.
